- Only one ADU is permitted per property.
Building Size:
- The maximum size of an ADU is 1,000 square feet or 50% of the primary dwelling’s living area, whichever is smaller.
Building Height:
- The ADU must comply with the height restrictions set forth in the zoning ordinance, typically not exceeding the height of the primary dwelling.

- One additional off-street parking space is required for the ADU.
Owner-Occupancy:
- The property owner must occupy either the primary residence or the ADU.
Rental Requirements:
- ADUs can be rented but must comply with local housing regulations. Short-term rentals (such as Airbnb) are generally prohibited to encourage long-term housing solutions.
Additional Requirements:
- The ADU must comply with all local building codes and health and safety regulations.
- A permit must be obtained, and the ADU must be recorded in the land records at the town hall.
- ADUs are subject to infrastructure requirements, such as adequate sewage and water systems, especially if the property relies on a septic system.
